Installing Retro-Fit Foundation Systems for Existing Mobile Homes

Increase Value and Financing Options for Your Mobile Home with a 433A Retro-fit Foundation

Adding a 433A retro-fit foundation to your mobile home offers significant benefits for homeowners. First and foremost, it increases the overall value of your home, making it more attractive to potential buyers. A certified foundation can also allow for conventional financing options. These options are typically more affordable. They are also more flexible than other loan types.

Without this foundation, many lenders classify mobile homes as personal property. They do not consider it real estate. This limits the types of loans you can qualify for. By installing a 433A foundation, your home can be classified as real property. This opens up conventional loan options. These include lower interest rates and longer repayment terms. This also makes refinancing easier, which can be a great advantage down the line.

At Aardvark Mobile Home Service, we make the process straightforward:

  • Give Basic Details: Send us the length, width, and owner’s contact information. With this, we can offer a quote and prepare a contract for your review.
  • Initial Payment: Once the contract is signed, we receive a 25% deposit. Then, we continue with on-site measurements and order the necessary materials.
  • Permitting & Installation: Permits and stand orders typically take 1-2 weeks. The actual installation takes about half a day.
  • Inspection & Final Steps: After installation, we coordinate the county inspection. Once it passes, the necessary paperwork is given to you for recording.
